PERSON BOOKING MUST BE A GUEST: The person booking the property must be one of the guests staying. If you are booking this property for someone else to stay, you must contact us first. ADDITIONAL GUESTS: The base rate includes up to two guests. There are additional fees for more than two guests. Please book the total number of guests who will be staying overnight. Exterior cameras detect and record entry to the property from all entrances. If more guests check-in than the number booked, we will ask for immediate payment for the additional guests. If you refuse, your reservation will be cancelled. VISITORS: You are welcome to have visitors; however, the total occupancy (you, booked guests, and visitors) cannot exceed seven people at any time. Visitors cannot stay overnight unless you pay additional guest fees. PARTIES, GATHERINGS, OR EVENTS: Parties, gatherings, or events are strictly prohibited. Please be respectful of our neighbors and limit outside noise after 10:00 p.m.  NO SMOKING: Smoking, vaping, or use of THC products inside the house is strictly prohibited. Marijuana and THC containing products are illegal in the State of Texas. Smoking and vaping is permitted outside only and at least 20 feet away from any open door or window. Damage including burn marks, residue, and stubs will result in additional fees. THC has a distinct smell and often leaves behind an unpleasant odor. Residual odor in the home will result in a $150 fee and you will be charged the full cost of all future guest reservations that are canceled due to decontamination and odor removal services. ANIMALS OR PETS: You must disclose whether you are traveling with an animal. Dangerous animals are strictly prohibited. Guests are responsible for any damage caused by their animal/pet. There is a fee of $25 per stay. Up to 2 pets under 50 lbs. are allowed. If you have more than 2 animals/pets, please contact us prior to booking. Guests are responsible for cleaning up after their pets. Convenience bags are on the entry table. Pets are not permitted on furniture or beds. Please clean muddy paws before entering. Pet stain remover is located in the laundry room should your pet have an accident. Failure to clean up after your pet (including the yard) will result in a $25 fee. GARAGE AND GYM: Garage parking and gym access is free. The garage door opener is located on the entry table. Please return it there when you check-out. INCIDENTALS: Some travel incidentals are located in a cabinet in the kitchen and are available for a nominal fee paid on the honor system. CHILDREN: The house is not child proof and we do not have a crib or pack-n-play. There is a climbing structure in the back yard. STREAMING SERVICES: In order to provide guests with a wide range of entertainment options during their stay we offer Amazon Prime Video, HBO Max and Fire TV with various free streaming services. We encourage you to use your own sign in to avoid any unintended fees. We allow streaming service purchases from our account (a PIN number is required) and will request all fees associated with these purchases at check-out. Please note, you are responsible for all purchased services during your dates of stay - including purchases made without your permission e.g. children and other guests in your party. To avoid mistaken purchases, please do not share the PIN number or sign out of streaming services when not in use or under your supervision. OTHER: If you're staying more than one night, we don't provide daily room service but extra essentials are supplied. If you run out of anything, please contact us. There are two seasons in Amarillo: dust and mud! For this reason, expect some dust in the house despite our best efforts and please take your muddy shoes off at the door. By booking McKinley House you acknowledge our house rules and agree to follow them. Failure to follow house rules can result in cancellation of your reservation and immediate removal from property without refund, as well as additional fees as described above. We recommend guests purchase trip cancellation/interruption insurance in case of emergency/bad weather, snow/ice, Covid-19 bans/restrictions, etc., as refunds outside of our stated policy will not be given.

When booking, you're getting a private stay in a place to call your own. Bedrooms are made available depending on your needs and the number of guests you book. Please make sure you book the total number of guests who will be staying overnight as there are additional fees for more than two guests. There is a garage attached to the house. Half of the garage functions as a free weight gym, the other half, optional parking for guests. You have free access to the garage and gym.
