McKinley House is a new way to stay. Our philosophy is simple--why pay for stuff you don't need? Like for space you won't use because there are just two of you? And how about deposits, linen charges or crazy cleaning fees? Isn't traveling expensive enough? We thought so too and designed our house to meet your needs--whatever they are. You always get a private stay in a place to call your own at a fair price. From one guest to seven guests, McKinley House expands to meet your needs.

Good to know

McKinley House is located in a nice, quiet, and safe neighborhood just minutes from I-40 and I-27. In total, the house is 1,226 sq. ft. and has a living area, dining area, kitchen, two bathrooms, laundry room, patio, outdoor grill, fenced backyard, and up to three bedrooms. Enjoy free high-speed Wi-Fi and Fire TV, Prime Video, Paramount + and HBO Max. Street, driveway or garage parking is available free of charge. There is a garage attached to the house. Half of the garage functions as a free weight gym with a sauna and the other half for parking. When booking, you are getting a private stay. Bedrooms are available depending on your needs and the number of guests you book, so please be sure to indicate the total number of guests who will be staying overnight. The living and dining area is 244 sq. ft. with a ceiling fan, couch, two chairs, coffee and end tables, lamps, a 50" flatscreen TV on swivel stand, and dining table with seating for six. The kitchen includes an AM/FM/CD player, refrigerator and freezer with ice maker, electric stove and oven, microwave, dishwasher, garbage disposal, coffee maker and toaster (along with spices, cooking pots and pans, plates, bowls, glasses and silverware). Some travel incidentals are available for a nominal fee. The outdoor patio has a table with four chairs. There is a propane grill and children's play area in the fenced back yard. The laundry room includes a washer and dryer (including detergent) with an iron and ironing board. KING SUITE: This is the default room for guests. The King Suite is a spacious 192 sq. ft. room with a ceiling fan and a king size bed with 14" plush memory foam mattress, nightstand, sleep sound machine with alarm clock, dresser, mirror, computer desk with chair and lamp, and a 39" flat screen TV. The suite has a private bathroom with a shower and a large walk-in closet. This suite accommodates two guests. QUEEN ROOM: The Queen Room is a 140 sq. ft. room with a ceiling fan and a queen size bed with firm mattress, nightstand, sleep sound machine with alarm clock, mirror, and 39" flat screen TV. The room has a closet. This room accommodates two adults. DOUBLE ROOM: The Double Room is a 116 sq. ft. room with a ceiling fan and a twin-size bunk bed with 11" plush memory foam mattress over a double size bed with memory foam mattress and dresser. This room does not have a TV or closet. This room can accommodate three guests and is perfect for kids.

Your total price will show a 9% "Community Fee". This is the occupancy tax for the City of Amarillo that we must collect.

House Rules

GUESTS AND VISITORS The person booking the property must at least 18 years old and be one of the guests staying, unless you have a business account or you have arranged something different with us prior to booking. GUESTS: A guest is a temporary occupant on the property that will be staying during the term of the rental. The base rate includes two guests and there are additional fees for more than two guests. It is the guest's responsibility to book the total number of people who will be staying. 1. If more guests arrive than the number booked, we will immediately ask for payment for the additional guests. If you refuse, you acknowledge your violation of the house rules and agree to voluntarily cancel your reservation and leave immediately and peacefully. You agree you will not be entitled to any refund. If you refuse to voluntarily cancel your reservation, we will cancel your reservation, notify the police, and you will be trespassed from the property. If this occurs, you agree to promptly pay a fee of $250. 2. We use an indoor monitoring device to determine the number of people present. This device does not record or transmit video or audio. We use cameras outside of the house to monitor the property, including the number of guests present. VISITORS: A visitor is a temporary occupant on the property that will not stay past midnight. You are welcome to have a maximum of TWO visitors per guest; however, the total occupancy (booked guests and visitors) CANNOT EXCEED TEN PEOPLE at any time. For example, two guests would be allowed to have four visitors for a total of six people.) The person booking the property is responsible for the conduct and any damage caused by visitors. PARTIES, EVENTS, OR GATHERINGS This is a residential neighborhood and is not suited for parties, events, or gatherings which are strictly prohibited on our property. 1. We use an indoor monitoring device to detect excessive noise and determine the number of people present. This device does not record or transmit video or audio. We use cameras outside the house to monitor the property. 2. If excessive visitors are detected, you will receive a notification through your booking platform. 3. If the noise level exceeds 84 dB, you will receive an automated warning message from the monitoring device. 4. If the noise continues, the monitoring device will send a second warning messages and a third final notice. 5. If excessive noise continues after the final notice, or if a party is detected (defined by excessive noise or people present) we will cancel your reservation, notify the police and you will be trespassed from the property. If this occurs, you agree you are not entitled to any refund and agree to promptly pay a fee of $250. 6. Please be respectful of our neighbors and limit outside noise after 10:00 p.m.  ANIMALS OR PETS Our pet policy complies with applicable federal, state and local laws. By booking, you agree to accept and be bound by this policy. 1. You must disclose whether you are traveling with an animal. Dangerous animals are strictly prohibited and animals other than dogs or cats must be preapproved. 2. If accompanied by a service dog, we may ask clarifying questions permitted by law to determine if the dog is a service dog. An emotional support animal is not a service dog as defined by federal or state law. 3. There is a pet fee of $25 per stay which covers two pets under fifty pounds. If you have more than two pets or they are larger than fifty pounds, contact us prior to booking. 4. Pets, including service dogs, must be fully vaccinated and must be on a leash at all times when in areas that are unfenced. If your pet bites any person, Amarillo Animal Management & Welfare will be contacted and an officer sent to investigate. 5. Guests are responsible for any property damage caused by your pet or service dog, which you agree to promptly pay. 6. Allowing your pet or service dog on the furniture or failing to clean up after your pet or service dog (including the yard) will result in a $35 fee, which you agree to promptly pay. When sharing the space with pets: 1. PETS OR SERVICE DOGS ARE NEVER PERMITTED ON FURNITURE OR BEDS. Animals have dander, shed hair, and may have fleas or ticks which may pose health hazards for future guests. 2. Guests are responsible for cleaning up after their pets. Convenience bags are on the entry table. 3. Please clean wet or muddy paws before allowing your pet to enter the house. 4. Pet stain remover is located in the laundry room should your pet have an accident on the carpet. SMOKING, VAPING OR CANNABIS Smoking, vaping, use of cannabis or THC products inside the house or garage is strictly prohibited. You understand that cannabis and THC containing products are illegal in the State of Texas and they produce a distinct odor and leave behind an unpleasant smell that is hard to remove. 1. We use an indoor monitoring device to detect smoking, vaping or cannabis use. 2. You agree that if you smoke or vape, you will do so outside and at least 20 feet away from any open door or window. 3. You agree to dispose of cigarette butts properly. 4. Residual odor in the home will result in a $175 fee plus the full cost of all future guest reservations and penalties that are canceled due to the need to perform odor removal services, which you agree to promptly pay. 5. Damage including burn marks, residue, and stubs will result in additional fees, which you agree to promptly pay. SECURITY & SAFETY Access to the front door of the property is by electronic door code that is changed after every stay. We use an indoor and outdoor monitoring device to detect excessive noise, indoor smoking, vaping or cannabis use; and to determine the number of people present on the property. 1. This device does not record or transmit video or audio. 2. This device is tamper resistant. 3. We use cameras outside the house that detect motion and record all activity. 4. You agree not to disable or attempt to disable or defeat any monitoring or safety feature (for example, covering or unplugging smoke detectors, propping gates open, or moving the noise monitoring device). You further agree to voluntarily cancel your reservation and leave the property if you do so. RULE VIOLATIONS, REMEDIES AND LEGAL NOTICE By creating a reservation, you are agreeing that you have read, fully understand and agree to be bound by these house rules our policies and booking platform policies. 1. Your right to occupy the property during the term of your rental is contingent on guests and visitors complying with the house rules. 2. If we discover any house rule or policy violation, we will contact you through your booking platform and give you an opportunity to correct or cure the default. 3. If you fail to cure the default, you agree to voluntarily cancel your reservation and immediately and peacefully leave the property. 4. If you refuse to voluntarily cancel your reservation, then we will cancel your reservation, notify the police, and you will be trespassed from the property. 5. You agree that if you voluntarily cancel your reservation, you waive any refund. 6. You agree that if we cancel your reservation, you waive any refund and agree to promptly pay a fee of $250. 7. Booking platforms have various policies which may conflict with these rules. You understand and agree that regardless of any booking platform policy, decision, or the fact that you receive a refund from the booking platform, does not affect our legal rights and that we retain the right to pursue all legal remedies available to us. This includes the right to sue you for damages, loss of income including any refund you may have received, attorney's fees, and court costs. You further agree that for all matters or disputes that proper venue shall be in the courts of Randall County, Texas. This is a quiet, safe neighborhood three blocks off a main road. Getting around Amarillo is easy. You can reach any destination in the city in about 20 minutes. It's 4 miles to downtown; 8 to the hospital district, 12 to the airport, 13 to WTAMU and 21 to Palo Duro Canyon.

Guest Access

Guests can access the property with a code that opens the front door. This code is sent three days prior to your arrival. When booking, you're getting a private stay in a place to call your own. Bedrooms are available depending on your needs and the number of guests you book. Please make sure you book the total number of guests who will be staying overnight as there are additional fees for more than two guests. There is a garage attached to the house. Half of the garage functions as a free weight gym, the other half as parking for guests. You have free access to the garage and gym. The garage door opener is located on the entry table.

My wife and I were driving back from New Orleans to Denver on a very long road trip seeing family. After a 12 hour day of driving, Perry’s place was a great spot to stop and rest. Very nice neighborhood, felt safe, and peaceful. The house was great and had a fenced-in yard for our two small dogs that traveled with us. Would highly recommend this place for anyone with or without pets!

Lovely, peaceful home and neighborhood. House was immaculate and had everything we needed. They even thought of treats and necessities for our service dog. We will definitely stay again if traveling through this area. Host was very friendly and attentive and gave great instructions. So glad we booked this home .

Stayed here on my move from AZ to OH. Housed me and my family and my 2 dogs perfectly. Great neighborhood and the host made check in and check out the easiest ever. Would recommend to anyone traveling with pets for sure!
