McKinley House Prime - Pool, Patio and Garage

Absolutely no parties, gatherings, or events. Our house accommodates up to 8 guests. No more than 12 total people are allowed on the property. Quiet hours between 10PM-8AM. Be respectful of our neighbors. ○ No smoking, vaping, or use of THC products inside the house. Smoking and vaping is permitted outside only and at least 20 feet away from any entrance into the home. Damage including burn marks, residual odor, residue, and stubs will result in additional fees including cleaning fees, repair fees, and recoupment costs. Marijuana and THC containing products are illegal in the State of Texas - THC has a very distinct odor that some find offensive; and it often leaves behind an odor. THC, nicotine products, or vapor products used within the home will result in a $100 fee. In addition you will be responsible for the cost to repair, replace, and clean. In addition to the above, you will be charged the full cost of all future guest reservations that are canceled due to cleaning/decontamination and odor removal services. ○ There are 2 seasons in Amarillo: dust and mud! For this reason, please take your shoes off at the door. ○ Pets are allowed with permission. Be honest. There is a flat $25 pet fee. An additional $100 fee will be charged for undisclosed pets. ○ Guests will be held responsible for any damage done by a pet. If there is any damage to the home or furnishings due to a pet, the security deposit will be claimed (as well any additional damage costs). A $75 dollar cleaning fee for any pet waste cleanup will be charged. There is no grass in the backyard, therefore we ask pet owners to use the front yard or absorbent pads when taking pets to potty to avoid leaving stains on the back patio. We provide animal waste bags for your convenience; please bring your own absorbent pads if you chose. ○ ABSOLUTELY NO PETS ON THE FURNITURE OR IN THE POOL. This includes the beds. ○ In order to provide guests with a wide range of entertainment options during their stay we allow streaming purchases such as movies and TV shows. Please notify us prior to purchase. We will request all fees associated with these items through the Airbnb app. at checkout. Please note, you are responsible for all purchased items during your dates of stay - including purchases made without your permission e.g. children and other guests in your party. To avoid mistaken purchases please sign out of streaming services when not in use or under your supervision. ○ Any undisclosed overnight guests will result in $100 per person fee. Please be honest when booking. We live 2 doors down and own the house next door as well. We know when additional guests stay overnight. Zero tolerance for undisclosed guests. ○ Pool is currently closed. The gate is locked. No glass containers outside or in the pool area. If glass is found within the pool area or back patio a $100 cleaning fee will be charged. Damage to the pool lining will result in repair costs. Persons under the age of 18 must be accompanied and supervised by an adult at all times when in the pool area (beyond the safety gate). No diving or jumping into the pool as this could result in serious injury. No running on deck. Do not turn off, or adjust pool filter and settings. Pool is tested and treated on a weekly basis during the pool season and winterized during the off season. Do not attempt to clean the pool. The pool is cleaned on a daily basis and after each guest checks out. Do not attempt to climb gate. Do not prop open safety gate at any time. Follow all posted signage and rules. Pool use is subject to prior approval from host and can be closed without notice at anytime including during your reservation. There is no refund for pool closure. We do not charge a fee to use the pool. By booking McKinley 4805 you acknowledge our house rules and agree to follow house rules. Trip Cancellation/Interruption Insurance It is highly recommended that guest purchase trip cancellation/interruption insurance in case of emergency/bad weather, snow/ice, Covid-19 bans/restrictions, etc. as NO REFUNDS outside of our stated policy will be given. Please check what your credit card covers. You can also visit Insure My Trip for insurance options. Failure to follow house rules can result immediate removal from property without refund, as well as additional fees as described above

Guests can access the property with a code that opens the front door. This code is sent three days prior to your arrival. When booking, you're getting a private stay in a place to call your own. Bedrooms are available depending on your needs and the number of guests you book. Please make sure you book the total number of guests who will be staying overnight as there are additional fees for more than two guests. There is a garage attached to the house. The garage door opener is located in the basket on the entry table.
